This North Center project transforms a long-owned two-flat into a single-family home for a couple returning from California with their two children. While typical in form, the building’s subtle jog condition, where the walls shift slightly off a true rectangle, became the defining design opportunity. Rather than conceal the irregularity, the 34-TEN renovation celebrates it, allowing the geometry to shape moments of light, millwork, and circulation.

The first floor prioritizes cooking and gathering, with the kitchen occupying nearly half the plan and opening through large-format doors to a rear deck and yard. Original penny tile at the entry was preserved and paired with modern wood paneling, space for the family piano, and a dining banquette in warmer tones.

Upstairs, the layout focuses on practical bedroom equity, ensuring each child has a distinctive feature, whether a generous window or a built-in reading nook framed by a rounded opening. Bathrooms separate vanity and wet zones so two people can use them at once, and terrazzo and graphic tile introduce a subtle West Coast sensibility.

Radiant heat runs through all three levels, and the basement includes a sauna and additional family space. After five years of conversation and a fully remote design process, the result is a collaborative, character-rich home that embraces both its quirks and its new life as a family home.
